- How do I apply for one of your rentals?
- Come through an inspection - it's the fastest way. See the property, and the property manager takes you through the application from there. We process applications quickly and come back to you either way, so you'll always know where you stand. Have your ID, proof of income and two rental or character references ready and it moves faster.
- How much bond do I pay, and when do I get it back?
- Bond is set when you sign and is lodged with the Residential Tenancies Authority - we never hold it ourselves. At the end of your lease, once the property is returned in good order (fair wear and tear aside), we process the refund with you. No surprises, and we explain any deduction before it's claimed.
- Something's broken - how do I get it fixed?
- Log a maintenance request on this page with a clear description and a photo if you can. We coordinate a tradesperson and keep you updated through to completion. If it's an emergency that threatens safety or could cause major damage, call us first on 07 5601 6600.
- How often will you inspect the property?
- Routine inspections happen periodically through your lease, in line with Queensland's rules - and we give you proper written notice every time, never a surprise knock. The report goes to the owner; if anything needs attention, you hear about it from us first.
- What happens when my lease is ending?
- We'll be in touch well before your lease date to talk options - renew, adjust the term, or move on. If you're leaving, we'll walk you through the exit condition report and the bond refund so the handover is clean and the deposit comes back without a fight.
